1. Introduction & Acceptance
Welcome to Aurah Estates. These Terms & Conditions govern your use of the website and the services provided by GoldenAurah Landmarks. By accessing our site or inquiring about our plotted developments in Talegaon–Varale, you agree to be bound by these provisions in their entirety.
2. Eligibility & User Conduct
Users must be at least 18 years of age to enter into a legally binding contract. Any information provided through our lead forms must be accurate and truthful. Unauthorized use of this website or the content herein may give rise to a claim for damages or be a criminal offense.
3. Plot Inventory & Accuracy
While we strive for 100% accuracy, all plot configurations, dimensions (1350–3000 sq. ft.), and amenities are subject to verified final sanction by PMRDA. Visual representations, including 3D renders and site photographs, are for illustrative purposes only and may vary upon project completion.
4. Booking & Allotment Policy
Plot allotment is confirmed only upon receipt of the initial booking amount and the subsequent execution of the Registration/Agreement to Sale. GoldenAurah Landmarks reserves the right to cancel any provisional booking if specified payment timelines are not adhered to by the purchaser.
5. Legal & Separate 7/12 Extract
Each residential plot in Aurah Estates comes with a separate 7/12 extract ensuring clear title and individual ownership. All legal documentation is maintained at our corporate headquarters and is available for due diligence by the prospective buyers and their legal counsel.
6. Payment Terms & Statutory Charges
All payments are to be made in favor of 'GoldenAurah Landmarks'. Prices quoted are exclusive of GST, Stamp Duty, Registration Charges, and any other government levies current at the time of execution. Any changes in statutory taxes will be borne by the purchaser.
7. Infrastructure Maintenance
Post-handover, the maintenance of internal 30-40 ft roads, water provisions, and communal amenities like the kids' play area will be managed by a designated Plot Owners' Association/Society, governed by the bylaws established by GoldenAurah Landmarks.
8. Amendments to Terms
Aurah Estates reserves the right to modify these terms and conditions at any time. Continued use of the website or transaction with the developer post-amendment constitutes acceptance of the new terms.
9. Force Majeure
The developer shall not be liable for any delay in project timelines or infrastructure completion due to Force Majeure events, including but not limited to natural disasters, government policy shifts, legal roadblocks, or market-wide material shortages.
10. Governing Law & Jurisdiction
These terms shall be governed by and construed in accordance with the laws of India. Any disputes arising in connection with Aurah Estates or GoldenAurah Landmarks shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.
